Not at all. Inspections are a great way to plan for the future for any property owner. Projects take time and money and planning or saving can be key to property maintenance. Whether you are a seller wanting a pre-inspection, an HOA or condo association trying to plan maintenance for the future, or a homeowner wanting to know the conditions of their property, a home inspection will be key to planning.
What is a home inspection?
A home inspection is a limited visual checkup of your property. We look for qualities that may effect the lifespan of components of your home. These can include wear & tear, improperly installed items, and other defects. However, our overall major focus is your safety. We inspect with a goal of finding safety issues that effect those using or dwelling in the property.
Getting to know your home:
We will provide a Spectora digital report that will walk you through your property. This will document any issues that are found and provide recommendations on what contractors may be able to provide more information, such as pricing on any needed fixes. There will be a summary at the beginning of the report with possible major issues, this is done to honor WI state laws, however, we strongly urge our clients to study the entire report (not only the summary section).
Why are reports so important:
Reports allow you (with the help of a Real Estate Agent) to present any visible defects in a property to its seller. Sellers may not know many of the defects in their home well enough to disclose them on a condition report. Finding the possible defects allows all parties to better negotiate in good faith.
