Is a Home Inspection Right for You?

Are inspections just for home buyers?


Not at all. Inspections are a great way to plan for the future for any property owner. Projects take time and money and planning or saving can be key to property maintenance. Whether you are a seller wanting a pre-inspection, an HOA or condo association trying to plan maintenance for the future, or a homeowner wanting to know the conditions of their property, a home inspection will be key to planning.

What is a home inspection?


A home inspection is a limited visual checkup of your property. We look for qualities that may effect the lifespan of components of your home. These can include wear & tear, improperly installed items, and other defects. However, our overall major focus is your safety. We inspect with a goal of finding safety issues that effect those using or dwelling in the property.

Getting to know your home:


We will provide a Spectora digital report that will walk you through your property. This will document any issues that are found and provide recommendations on what contractors may be able to provide more information, such as pricing on any needed fixes. There will be a summary at the beginning of the report with possible major issues, this is done to honor WI state laws, however, we strongly urge our clients to study the entire report (not only the summary section).

Why are reports so important:


Reports allow you (with the help of a Real Estate Agent) to present any visible defects in a property to its seller. Sellers may not know many of the defects in their home well enough to disclose them on a condition report. Finding the possible defects allows all parties to better negotiate in good faith.

Other FAQ's

  • What is included in my inspection?

    A primary dwelling and 1 garage (whether attached or unattached) is included. Other structures on a property can also be inspected for a small fee based on complexity or square footage, but these should be added before the inspection.

  • Will you find every defect?

    Home inspections are always limited visual inspections. We will document any reason why we cannot inspect any items. However, understanding that there are limits to what we can access is important. We should not disassemble, harm, or move the owner's property. There are other reasons, such as snow or other factors that may impede what can be inspected.

  • Can I follow along and ask questions?

    Yes, please ask your questions and feel welcome to follow along. However, understand that using our ladders or other actions that may cause harm are not recommended. We will be following a specific route through the property to be more thorough, so will not be changing the order, but may have to defer some answers until we get to that section or room.

  • What are some limits to home inspections?

    We will be refraining for state legal reasons in from identifying mold, lead, or asbestos or some other substances. This is for legal certification and testing reasons. Anything suspected to be the mentioned substances will however be documented and called out as possibly present in the report if they are visible during the inspection. A followup specialist could then be recommended who could sample, lab test, and confirm what these substances are. These sample tests would require specific agreement from the property owner.

  • Do houses pass or fail inspections?

    No houses do not pass or fail home inspections. We really want you to simply understand the condition of the house on the date of the inspection, as far as it is visible. Each house is unique and decisions to purchase a house are between you and your real estate agent. Defects are likewise most often fixable. It is up to you, with possible real estate agent advice, to decide if the effort, time, or cost is worth it to you.

  • What happens if defects are found?

    When a defect is found, we'll note it in the report, include why it is a defect, and suggest what kind of contractor could be used to better understand the severity or repair/replacement cost of the item. This gives you options in negotiations as well as a better understanding of possible followup steps.

  • Can we ask questions after the inspections?

    Please feel free to call or email any questions you may have forgotten at the inspection. We aim to be a resource to you. We try to understand that work of area contractors as well to better recommend options when they are needed. If much time has passed after the inspection, we'll pull up the report and do our best to still help you.

  • Who does your home inspector work for?

    We only work for you, our client! We do not work for real estate agents on either side of a potential sale and do not release your inspection reports unless given permission and then only to the agent or person you specifically indicate. We wont answer questions from others about your inspection as well without your permission. The report is to be our client's to pass along to whomever they wish or use as they require.


    This is an important distinction as we are contracted for the inspection by you, independent of whether a property purchase is made. We are happy to be impartial but informative.
